Learn about The Covenant

The Covenant of Rancho Santa Fe is the original planned community of Rancho Santa Fe, governed by the Rancho Santa Fe Association. It is considered one of the most exclusive and beautiful rural communities in the country, with homes that are highly desirable. At the heart of The Covenant is the Village of Rancho Santa Fe, where you’ll find the library, community center, and other civic buildings and shops, as well The Inn at Rancho Santa Fe. This community represents the charm and allure that has become synonymous with the Rancho Santa Fe lifestyle.

The Covenant is home to approximately 2,000 homes, including condos. All residential architecture must adhere to the guidelines outlined by the Rancho Santa Fe Association and be in keeping with the character of the community. All building applications are reviewed by The Covenant Design Review Committee (CDRC) to ensure that all new developments and buildings maintain the artistic quality originally laid out in 1928. Here you’ll find homes in several styles, including California Ranch, English Tudor, French Country, and Spanish Mediterranean. Homes range in price from small custom homes priced at $1 million, to large estate homes valued at $20 million or more.
